The Process of Getting Plans & Permits

1. Site/property assessment to verify possibilities and potential to meet your needs and wishes.
2. Meet with our designer to discuss your vision, needs and wishes.
3. Our designer will create a few options of floor plans and 3D renderings for your review, comments, corrections and approval.
4. Issue full set of architectural plans to meet city requirements which includes; site map, existing floor plans, proposed floor plans, roof plans, elevations, sections and building codes.
5. Issue full set of structural engineer plans and calculations to meet city requirements which includes; foundation plans, framing plans, structure details and load calculations.
6. Complete city documents with property information, plan check request and additional necessary documents as required by city.
7. Submit for city review. Receive city notes for corrections and clearances.

8. Issue plans with corrections per city notes and requirement.


9. Go through clearances with various city departments per city notes and requirements.


10. Meet city engineer for final review and plans approval.


11. Issue permit for construction.

A permit from LADBS is required for any private property construction, alteration, or repair work on home and buildings within the City of Los Angeles. In some cases of minor repairs and alterations a permit can be requested and issued over the counter without the need for plan check, it may apply to: stucco repairs, kitchen and bathroom remodel that uses same locations for all fixtures, retrofit windows, HVAC Install, Electrical panel upgrade, etc….

However in the case of home additions, a major remodel that involves floor plan reconfiguration and accessory dwelling unit (ADU), plan check is mandatory which means architectural plans will be needed and in most cases structural plans and engineer calculations as well so they can be reviewed by the city building and safety department before a permit can be issued.
