Building a newly detached ADU can be quite pricey, but there are some occasions where you can convert a garage into a legally permitted granny flat at a low cost. If you have a 325-600 square foot garage, you can turn it into an ADU with $40-70k out-of-pocket.

However, for this to work, there are some prerequisite attributes, plans and permits  your garage needs to have to qualify for inexpensive conversion. Additionally, your garage needs to meet some structural and zoning requirements for you to convert it into an ADU.

Simply because you have a garage doesn’t mean you can turn into an accessory dwelling unit. Here are some of the prerequisites for performing an inexpensive garage to in-law unit conversion.

1. Garage is permitted

Your garage needs to be initially permitted to convert it into an ADU structure on your property. If not, it may be legally impossible to turn it into a habitable structure, and trying to get it permitted may be very expensive.

2. Zero water intrusion

Water intrusion may affect your process of turning your garage into a permitted ADU structure. This is because you’ll have to replace your garage’s roof and foundation to eliminate the water damage, which is equal to constructing a new ADU from the ground up.

Unfortunately, many garages tend to smell musty, which indicates there is a long-term water intrusion issue. However, if you’re garage doesn’t show any signs of water leakages in several locations, it can be salvageable for garage conversion after minor repairs.

3. Garage has enough space

It is possible to convert a one-car garage to a granny unit, but it will be too small for most individuals. Thus, to avoid wasting your time, money, and resources, don’t convert small garages as the space is not worth the hustle unless you’re looking for a “tiny” house.
