ADU in Los Angleles vs Tiny Homes

The terms “tiny house” and “Accessory Dwelling Unit” or ADU are often used interchangeably; however, they are not necessarily the same thing. While they do share some similarities, there are also some unique differences between the two. How can you tell the difference? Here are some characteristics that will help you determine.

What is an ADU?

Investopedia defines an Accessory Dwelling Unit as being an additional residence within a primary residence. It can be either attached to the primary residence or completely separate from it. Accordingly, it can take on a number of forms ranging from a backyard cottage to finished basement.

ADUs in Los Angeles are much larger than tiny houses, and may include up to 1,000 square feet of living space. As such, their quarters are much more elaborate and typically include a full-size kitchen and bathroom in addition to living and sleeping areas.

An ADU is considered a residential dwelling and can legally be used as rental property. It’s placed on its own permanent foundation and will remain as part of the property whenever it is sold. The residence will also have access to basic utilities such as electric, gas, water, and sewer.

What is a Tiny House?

The tiny house movement was spurred by the housing market crisis that began in 2008. Those who were losing their homes to foreclosure began looking for alternatives to traditional housing. Many built very tiny residences that were generally less than 400 square feet and featured only basic amenities.

A good number of these homes were built on trailer axles so that they could easily be hauled from one location to another. So tiny houses that contain wheels are often classified as an RV or trailer rather than a home.

The housing market may have recovered, but tiny houses remain popular. They are often made by converting storage sheds or other outbuildings into living space. While most do have electricity and running water, some may operate on solar power or have composting toilets.

Similarities of ADU in Los Anglels and Tiny Hoses

While tiny houses are typically on wheels, some may nonetheless have permanent foundations. So some tiny houses are actually ADUs despite the fact that not all ADUs are considered tiny homes.

Both ADUs in Los Angeles and tiny houses offer convenience by providing additional living space. However, tiny homes cannot legally be used as permanent residences in most areas. So they may be fine for out-of-town guests, but would be inappropriate for housing extended families.

Tiny houses are always detached from the primary residence. ADUs, on the other hand, are more flexible and can even be included in the primary home itself. For example, an ADU in Los Angeles might consist of a converted garage, mother-in-law suite, an internal residence, or a detached structure.
